Customisation

Final pricing may vary by plot conditions, structural design, chosen finishes, features, additions, and customer-selected product upgrades.

Service Area

Package pricing applies for minimum 1500 sq.ft built-up area and plots within a 25 km radius of Ballari. Other cities are priced on request.

Chargeable Extras

Compound wall, outside ramp, extra sump depth, elevation cladding, road modification, security fabrication, material shifting, and extra works are charged separately.

Approvals & Utilities

BCC, BUDA, government expenses, deposits, and overheads are borne by the owner. Water and electrical lines are executed up to the meter point.

Bathrooms & Fixtures

One 2' x 2' bathroom space is provided for each 1000 sq.ft of construction. Additional bathrooms and loose fittings like bulbs or fans are extra.

Estimate Validity

The initial estimate is valid for 30 days. Soil bearing below 10T/m2 or material cost increase above 3% may add extra cost.

What is included in the package price per sq.ft?

The package includes construction with materials, site layout plan, architectural detailing, plumbing and electrical drawings, furniture layout, M20 concrete, waterproofing, anti-termite treatment, and package-wise finishes listed above.

Can I customise materials within a package?

Yes. Products and finishes can be customised based on your needs, budget, and requirements. Any cost difference is updated in the final estimate and agreement before execution.

How are payments scheduled during the project?

Payments are stage-linked: 25% advance, 10% after plinth beam, 5% after lintel level, 15% after first brick work, 5% after next lintel level, 15% after parapet, 8% after inside and outside plastering, 6% after plumbing and electrical work, 9% after painting, bathroom fittings, and wiring, and 2% on completion.

Do you provide architectural and government approvals?

We provide architectural support and coordinate the project documentation. BCC, BUDA, government approvals, department expenses, deposits, and related overheads are charged at actuals to the owner.

What warranty do I receive after handover?

The proposal lists 1 year for construction and service, 10 years for waterproofing, plumbing fixtures, and electrical fixtures, 15 years for UPVC window frames, 5 to 8 years for main, pooja, and internal doors, and 25 years structural warranty when the structural design is done by Sri Guru Construction & Interiors.
